    There are enough problems homeowners are having to face due to home foreclosures in the sinking housing market. Falling behind on the monthly mortgage payments, homeowners start receiving persistent phone calls, large amounts of letters and postcards from foreclosure help agency claiming to provide services for homeowners to get out of foreclosure. Some of these companies are really helping people facing foreclosures but a great number of these companies are a bunch of scam artist preying on desperate foreclosure victims.

    Homeowners need to be aware that not all foreclosure help companies are very trusting. With the growing foreclosure rates, there are more potential foreclosure help scammers. This becomes more difficult for homeowners to spot the scammers. Before working with someone who claims to want to help, it is important to do some due diligence on these agencies and ask what type of methods used to help avoid foreclosure.

    Warning! If a person or a company claims they can stop foreclosure immediately by signing documents appointing them to act on behalf of the homeowners, they may well unknowingly signed over the title of the property to become renters in their home. It can not be stressed enough to not sign any legal documents that is not read, understood, and looked at by an attorney. Make sure that nothing is left blank that can be filled in after signing. It is safer to find a repretable escrow company to make sure that the mortgage is paid off to the lender. Not doing this, the scammers could easily be holding the owners title but the mortgage still in the owners name without knowledge. The scammers never intend to pay the mortgage and the owner on the mortgage faces foreclosure anyways. The scammers has just walk away with the money by renting it out until the property is in foreclosure plus a great amount up front fee that was charged to the foreclosing owners.

    Homeowners that fall victims to these scammers are not researching and getting enough important information about the foreclosure process and how these foreclosure help companies are taking care of the matter. Foreclosed owners can feel stressed over the crunch time of losing the home and be too trusting to strangers offering help. It is important to ask a lot of questions and interview a couple different companies so there is better understanding of what these people are all about. By doing this, there is a better sense of feeling or doubt in these people.

    In situations like this, Homeowners should not panic and feel that they are under pressure to sign away their homes. It is important to take your time going over the legal documents and have a lawyer look over everything. Find out some information about the foreclosing process, and resolve problems facing deadlines. Be careful about signing a quitclaim deed before understanding and consulting a layer about it first. Be suspicious about offers leasing back the home. This will end up hurting the foreclosing homeowner more with the high fees and interest to buy back in the future. If the lender sends out warning letters, do not ignore them and try to work it out with lender. Do not pay monthly mortgage to anyone but the lender.

    What a lot of foreclosing homeowners do not realize is that there are a lot of resources out there that they can do this on there own. At no cost, they can learn and be in control of the foreclosure process on their home. Basically call the lender and communicate with them about the situation and see what needs to be done. There are also HUD approved foreclosure counseling that are really their to help and not scam victims.
